Our in-house leasing team manages the full cycle: marketing, showings, applications, screening, and lease execution. Prospective tenants apply through our online portal. Every applicant goes through income verification, credit analysis, background screening, and rental history review.
We use standardized criteria across the portfolio. Typical lease-up time runs one to three weeks depending on property type and season. Since 2023, our team has processed over 4,700 leases and facilitated thousands of showings.
Rent Collection & Financial Reporting
Tenants pay through an online portal. We enforce lease terms consistently, including late fees and legal action when necessary. Owners receive monthly financial statements, year-end tax reporting, and 24/7 access to a real-time owner portal showing income, expenses, and property performance.
All funds are held in FDIC-insured trust accounts with full compliance to Washington State landlord-tenant law.
Maintenance & Emergency Response
LT Contractor is our in-house maintenance division. We do not outsource routine repairs. Maintenance coordinators triage every work order and dispatch our own crews, with 24/7 emergency response capability.
This eliminates third-party markup, reduces response times, and keeps quality control internal. For unit turns, renovations, and capital improvements, the same team scales without rebidding.
We have completed over 25,000 work orders and managed over 1,900 unit turns across our portfolio.
Compliance & Risk Management
We manage lease compliance, property inspections, insurance requirements, and regulatory filings. Our team tracks move-in/move-out condition documentation, security deposit accounting, and fair housing compliance across every unit.
Vendor & Capital Project Coordination
For work that goes beyond our in-house crew, we coordinate licensed and insured vendors, manage bids, and oversee project execution. Capital improvement planning is informed by the same operating data we use across our own portfolio.
The Owner Portal
Every owner gets access to a real-time portal. You see what we see: financials, work orders, lease status, vacancy, and property performance. Monthly statements are generated automatically. Year-end reporting packages are delivered for tax preparation.
