What areas of Spokane do you manage?
We manage properties across the Inland Northwest and Northern Idaho, including Spokane, Spokane Valley, West Plains, Deer Park, Post Falls, Coeur d’Alene, and surrounding communities. Our portfolio is organized into four geographic pods, each with a dedicated property manager and maintenance team. This structure means your property is managed by someone who knows the neighborhood, the tenant base, and the local vendor network.
How do you handle maintenance requests?
Tenants submit maintenance requests through AppFolio, our property management platform. Requests are triaged by priority: emergencies (water leaks, no heat, safety hazards) are dispatched immediately. Routine requests are assigned to our in-house maintenance team or, for specialized work, to our general contracting division. We have processed over 25,000 work orders across our portfolio. Owners receive visibility into all requests and costs through their owner portal.
What are your management fees?
Our fee structure depends on unit count, property type, and scope of services. We provide a detailed proposal after reviewing your property. Fees are competitive with the Spokane market and include leasing, tenant management, maintenance coordination, financial reporting, and owner portal access. There are no hidden fees. We will walk through the full fee schedule during the proposal process.
How do I access my owner portal?
All owners receive access to an AppFolio owner portal. The portal provides real-time access to financial statements, maintenance requests, lease status, and owner distributions. You can view reports, download documents, and track property performance from any device. We set up your portal during onboarding and provide a walkthrough so you know exactly where to find what you need.
What types of properties do you manage?
Our portfolio ranges from single-family rentals to fully staffed onsite apartment communities, plus commercial properties. We currently manage over 2,200 units across the Inland Northwest and Northern Idaho. Our operational infrastructure is built for multifamily at scale, but we apply the same systems, principles, and standards to every asset regardless of size or type.
How do you screen tenants?
Every applicant goes through a standardized screening process: credit check, criminal background check, eviction history, income verification (minimum 2.5x monthly rent), and landlord references. We follow all Fair Housing requirements and apply criteria consistently. Our screening process is designed to place qualified tenants quickly while protecting your investment. We have executed over 4,000 leases across our portfolio.
What happens if a tenant doesn’t pay rent?
We follow a structured collections process that starts with a pay-or-vacate notice on the first day rent is late, per Washington state requirements. If the tenant does not cure within the legal notice period, we initiate the eviction process through our legal contacts. Throughout the process, we document everything, communicate with the tenant, and keep you informed. Our goal is to resolve non-payment quickly, minimize vacancy, and protect your rights under RCW 59.18 (Washington Residential Landlord-Tenant Act).
Can I switch property management companies mid-lease?
Yes. We handle mid-lease transitions regularly. The process includes notifying current tenants of the management change, transferring lease files and security deposits, onboarding the property into our systems, inspecting all units, and establishing maintenance baselines. We coordinate directly with your outgoing management company to make the transition seamless. Tenants receive clear communication about where to pay rent, how to submit maintenance requests, and who their new point of contact is. Most transitions complete within 2 to 4 weeks.
